Wedding Options

Security Deposit & Saving Your Date:

Security deposit required and held to cover any damages due to the event. Refunded if no damages occur. Not refundable if the event is canceled. 4% service fee on deposits placed by bank cards. The contract shall be signed within 30 days of placing the security deposit or receipt of the contract.

Amount……$500

Time Frame / Set Up:

You will have 6 continuous. hours for your event time. The house will open for set up as early on the day of your event and conclude no later than 11pm, with exceptions for New Year’s Eve.

Staffing Charges:

You will have peace of mind that a staff member will be present during your set up (as early as 10am) and throughout your event (as late as midnight) until all guests and vendors have exited.  Fee is $300.  House staffing is required.

Liability:

The Obici House, LLC and Sleepy Hole Golf Course are not responsible for personal property or equipment damaged or misplaced prior to, during or after the event. We require a certificate of Liability Insurance for your event. You can obtain a one day rider on your homeowner’s insurance policy for Event Insurance. On-line E-insurance options are accepted.  Liability for the damages that occurred at The Obici House or Sleepy Hole Golf Course by the host of the event will be charged accordingly. ​

Venue Rental Options

Full Day Rental with 6 hrs event time.
Friday, Saturday or Sunday Rental Rates, rates differ on Holidays.

Payments:

The contract will be submitted to you within 1 week of security deposit payment. The contract shall be signed within 30 days from receipt. 50% of pre-tax property rental is due with the signing of the contract (in addition to the security deposit). Balance of property rental balance is due 60 days after placing deposit. Any additional/optional rental items payment due no less than 14 business days prior to the event. 4% credit card processing fee will be added to all card transactions. 

Cancellations:

Deposit not refundable in the event of cancellation.
Special consideration will be taken for military deployment, requiring a letter from the commanding officer.

OBICI HOUSE:

January – April $4200.   off season

May – December $6000.   peak season

Special rates apply for holidays. Rate effective 2/7/23
6% state tax applicable to all rentals and services

Includes:
Main floor, upstairs, balcony, bridal dressing suite. Tables, chairs and dance floor for indoor use only. Standard black or white table linens and assorted colors available for napkins. Speciality lighting and candle stocked fireplaces. No fee for indoor ceremonies. Our house is wired! Play your own DVD on our flat screens located throughout the house.  Live feed camera is available for viewing the dance floor

TENTED RECEPTION:

Includes land and Pergola area. Tented receptions require rental items such as:  chairs, tables, linens, dance floor, tent, generators and outdoor lighting for the reception. Portable bathrooms required. Outside tent and rental companies contracted separately. 

Rental Price Land and House…….$6000

OUTDOOR CEREMONIES:

April – October.

Pergola: an outdoor space with the scenic Nansemond River as your backdrop.

Rental Base Price…… $1200

White padded chairs available for $3.50 each plus $50. delivery. 

Front Steps

A perfect setting in front of the mansion with concrete underfoot. Max capacity for 120 chairs. 

Rental Price based on number of chairs   

Fee of $3.50 per chair plus $50. delivery applicable.            

Additional Options

Catering:

Food and beverage services are handled by a caterer. Preferred caterers have access to our house plates, silverware and glassware, saving you unexpected rental fees.

ALCOHOLIC BEVERAGES / ABC LICENSE:

Discuss options with one of our preferred caterers. Bartender required. ABC License required. Guests may not serve themselves. 

Parking & Handicap Accessibility:

Ample parking available.  Obici House is fully handicap accessible. A ramp is located on the side of the house and inside, there is an elevator to access the top floor.

Decorating:

All decorating is up to you! Painters tape approved in select locations. No nails, hooks, tacks, permanent adhesives, glitter, sand, or confetti permitted. All decorations must be removed at conclusion of  event. Tape not permitted on wood floors. Candles must be fully contained. Candle bases must be approved by House Manager prior to event. Wax drippings found on carpet, floor, or other, areas will be charged the full cost of repair or replacement.
