Rental Details…

Security Deposit & Saving Your Date:

Security deposit required and held to cover any damages due to event. Refunded in full if no damages occur. Not refundable if event is canceled. Contract shall be signed within 30 days of placing deposit. 4% processing fee applies to card transactions. Personal checks accepted.

Time Frame / Set Up:

You will have 5 continuous. hours for your event time. The house opens at 9 am for use of our elegant Bridal Suite and vendor set up on the day of your event. Indoor events conclude no later than 11 pm, with exceptions for New Year’s Eve.

Outdoor tented events require extra break down time. Event must conclude no later than 10pm.

Indoor Rentals:

January – April (off season)

  • 50 persons or less – $4000.
  • 51-100 persons – $5000.
  • 101-150 persons- $6500.

May – December (peak season)

  • 50 persons or less – $5000.
  • 51-100 persons – $6000.
  • 101-150 persons- $7500.

Includes:
Main floor, upstairs, balcony, bridal dressing suite. Tables, chairs and dance floor for indoor use only. Standard black or white table linens and assorted colors available for napkins. Speciality lighting and candle stocked fireplaces. No fee for indoor ceremonies. Our house is wired! Play your own DVD on our flat screens located throughout the house or see the live feed camera of the dance floor.

TENTED RECEPTION:

Includes land and landscaped Pergola area. Tented receptions require rental items:  chairs, tables, linens, dance floor, tent, generators and outdoor lighting for the reception. Portable bathrooms required. Outside tent and rental companies contracted separately.

Land, Pergola & House Access …….$9000

Tented Receptions require extra break down time. Events must conclude no later than 10pm.

Special rates apply for holidays.

6% state tax applicable to all rentals and services

Outdoor Pergola Ceremony:

April – October.

Pergola: an outdoor space with the scenic Nansemond River as your backdrop.

Rental Base Price…… $1200

White padded chairs available for $3.50 each plus $50. delivery. 

Outdoor Front Step Ceremony:

A perfect setting in front of the mansion with concrete underfoot. Capacity for 120 chairs. 

Rental Price based on number of chairs

Payments:

The contract will be submitted to you within 1 week of deposit payment. The contract shall be signed within 30 days from receipt. 50% of property rental is due with the signing of the contract (in addition to the security deposit). Balance of property rental balance is due 60 days after placing deposit. Optional rental items payment due no less than 14 days prior to the event. 4% processing fee applies to card transactions. Personal checks accepted.

Cancellations:

Deposit not refundable in the event of cancellation.
Special consideration will be taken for military deployment, requiring a letter from the commanding officer.

Catering & More

Catering:

Food and beverage services are handled by a caterer. Preferred caterers have full access to our house plates, silverware,  glassware & ice, saving you unexpected rental fees.

ALCOHOLIC BEVERAGES / ABC LICENSE:

Discuss options with one of our preferred caterers. Bartender required. ABC Banquet License required. 
Guests may not serve themselves. 

Parking & Handicap Accessibility:

Ample parking available.  Obici House is fully handicap accessible. Ramp is located on side of the house and inside, there is an elevator to access the top floor.

Decorating:

House opens at 9am day of event. All decor must be removed at conclusion of  event.

Good things to know!

Choose your own vendors. We have a list of preferred caterers who have full access to our kitchen and use of our plates, flatware and glassware. 

Staffing:

You will have peace of mind that a staff member will be present during your set up (as early as 9 am) and throughout your event (as late as midnight) until all guests and vendors have exited. 

Liability:

The Obici House, LLC and Sleepy Hole Golf Course are not responsible for personal property or equipment damaged or misplaced prior to, during or after event. We require a Certificate of Liability Insurance for your event. You may obtain a one day rider on your homeowner’s insurance policy or On-line E-insurance options are accepted.  Liability for the damages that occurred at The Obici House or Sleepy Hole Golf Course by the host of the event will be charged accordingly. ​
