SPECIAL: Jan. - Mar. $3200. / April $3500.
OBICI HOUSE: $4200.
Includes: Main Floor, Upstairs, Balcony, Bridal Dressing Suite. Tables, chairs, and dance floor for indoor use only. No fee for indoor ceremonies. Our house is wired! You may also play your own DVD on our flat screens located throughout the house. Live feed camera is available for viewing the dance floor.
TENTED RECEPTION: $4200.
Includes land and Pergola area. Add use of house +$1000. Does not include use of chairs, tables, dance floor, tent, generators or lighting for reception. Up to 150 chairs are provided for ceremony use. Portable bathrooms are required. Outside tent companies contracted separately.

Pergola: an outdoor space on the Nansemond River. Rental: $1000.
Includes up to 150 chairs.
Front Steps: Some choose to be married on our front steps. The fee is $2.50 per chair. Max capacity for 120 chairs.
Time Frame / Set Up
You will have a 6 hour time block that begins at the start of the event. The house will open for set up as early as 8 am the day of your event.
For parties of 75 or less, consider The Obici House. To receive a quote, advise your menu preferences and total food budget.
Preferred Caterers may use our house plates, silverware, glassware and serving dishes saving you rental fees.
Outside Caterer $1000. surcharge for kitchen usage. Proof of insurance and business license must be presented a minimum of 1 month prior to event date. House dishes, etc. not included.
Linen Rentals (optional)
Linens are available for $12 per table, .50 per napkin. Assorted colors available.
All decorating is up to you! 3m removal hooks and painters tape are approved. No nails, hooks, tacks or permanent adhesives, glitter, sand or confetti allowed. It is your responsibility to have someone remove all decorations at the end of the event. Candles must be fully contained - votives, or floating, etc. Candle bases must be approved by House Manager prior to the event. If wax drippings are found on carpet, floor, or other, you will be charged the full cost of repair or replacement.
Parking & Handicap Accessiblity
Plenty of parking available.
Obici House is fully handicap accessible. A ramp is located on the side of the house and inside, there is an elevator to access the top floor.
Non Alcoholic Beverages
provided by The Obici House. Special beverage recipes from caterers are allowed. Tier 1, Tier 2, Tier 3 and Ala Carte options available.
Alcohol / ABC license
The Obici House has it's own ABC license. Outside alcohol is not permitted. Service includes house glassware. Open or limited service bar. Signature cocktails available. Alcohol service permitted a maximum of 5 hours, ceasing 30 minutes prior to event conclusion. Additional bar stations may be set up. Fees and additional staffing may be applicable.
Bartenders: One Bartender required for every 50 guests. Fee is $165. Outside bartenders are not permitted.
Fees & Service Charges
All in house food /beverage services are subject to a 20% Service Charge. 18% gratuity added to in house food/beverages services.
The Obici House, LLC and Sleepy Hole Golf Course are not responsible for personal property or equipment damaged or misplaced prior to, during or after the event. We require a certificate of Liability Insurance for your event. You can obtain a one day rider on your homeowner’s insurance policy for Event Insurance. On line E-insurance options are accepted. Liability for the damages occurred at The Obici House or Sleepy Hole Golf Course by the host of the event will be charged accordingly.
Contract shall be submitted within 1 week of security deposit payment. Contract shall be signed within 30 days from placing the security deposit. 50% of pre-tax property rental is due with signing of the contract (in addition to the security deposit). The property rental balance is due 90 days prior to event. The final balance of property and other rentals, beverage services is due no less than 14 business days prior to the event.
